Fixtures and Fittings:

Our Border Garden Office comes with modern, stylish brushed-aluminium fixtures and fittings. As part of our standard package, we include:

Interior track light with 4 adjustable spotlights
Exterior LED canopy downlights
4 x double plug sockets
1 x light switch
5kw glass fronted heater
Consumer unit

In addition, we can include extra fixtures and fittings to meet your specific requirements – from atmospheric wall lights to practical power sockets and charging points.

Please note that provision of an electrical power supply to a Border Garden Office is not included. However, we will gladly advise support you with the installation process if required.

Flooring:

Our Border Garden Offices come fitted with oak laminate flooring, which is both stunning and practical. The flooring comes with a 5-year manufacturer guarantee that covers the finish and wear. We complete the look with primed wood skirting, which is ready for painting. However, if you would like your Border Garden Office fitted with and alternative flooring style, we would be happy to source this for you.

Wall Construction:

We construct our Border Garden Office using sophisticated techniques and advanced, multi-layered materials. These include:

18mm timber cladding
25mm x 35 tanalized timber to allow air circulation
Waterproof membrane
4”x2” c16 structural timber with acoustic insulation
Celotex rigid insulation
Plasterboard and plaster skim coat

Western red cedar timber clads the external walls to blend with the organic surroundings. The warm red colour of the timber fades to a silver shade over time due to the natural effects of sunlight and weathering, though we can slow this process if you wish by treating the wood with a UV resistant oil. This is finished with a striking border made from powder coated metal, available in a choice of stylish colours.

Internally, your Border Garden Office is skilfully plastered and skimmed to a smooth finish, ready for decorating (please allow up to 2 weeks for the plaster to dry out fully).

Roofing System:

The roofing system used on our Border Garden Offices is made from highly energy efficient insulated panels, finished with a seamless waterproof membrane. The finished look is minimal, stylish, and maintenance-free.

Windows and Doors:

Our standard Border Garden Offices feature stunning French doors and a small side window to maximise the natural light and connect you with the outdoors. These are available in a choice of colour, sizes, and shapes. You can also upgrade to aluminium bi-fold doors or sliding doors if you wish.

Foundations:

Your Border Garden Office will be erected on a sturdy pile foundation system. We dig holes at 1m intervals across the footprint of the structure and fill these with concrete that is reinforced with metal stilts. As we assemble your Border Garden Office it is anchored to this foundation, which keeps the structure dry and maintains necessary airflow.

What’s included in a standard Garden Office package?

Our standard garden office packages include cladding in Western Red Cedar, full insulation, and pristine plastering so that the space is ready to paint. We include up to 1m of treated timber decking at the front of the building, 1.5m French doors with 0.5m sidelights, and a small 0.4m side window. In terms of electrics, the standard package includes four brushed aluminium electrical sockets, track light and light switch, plus a consumer unit and glass-fronted heater.

Is my Modern Garden Office under warranty?

All Modern Garden Office structures are covered by a robust warranty. We provide a 10-year guarantee against design and engineering faults, manufacturing and material failure, corrosion, and rot. Your doors and windows; flooring; electrical installations and appliances; heating units; television, telecoms and network connections; plus any other accessories, are protected by a one-year guarantee. These guarantees are effective from the date we install the building.

How long will my Modern Garden Office last?

How should I maintain the colour of the exterior cladding?

We choose cedar to clad our garden offices because of its natural hardiness and resilience against the elements. Unlike many other timber varieties, cedar doesn’t require any artificial treatment or maintenance, though we do recommend coating the cladding with Osmo UV-Protection Oil to enhance the natural colouring of the wood and help protect it from the sunlight. Over time the colour of the cedar will change, eventually settling at a beautiful silver-grey shade, but the UV oil treatment will help make this a slow and gradual process.
