Fixtures and Fittings:

The Concave Garden Office comes with contemporary brushed-aluminium fixtures and fittings as part of our standard package, including:

Interior track light with 4 adjustable spotlights
4 x double plug sockets
1 x light switch
5kw glass fronted heater
Consumer unit

We can include also extra fixtures and fittings in addition to the above. From stylish lights to extra plug sockets for practical home working, we can tailor these fixtures to meet your exact requirements.

Please note that provision of an electrical power supply to a Concave Garden Office is not included. However, we will gladly advise support you with the installation process if required.

Flooring:

Our Concave Garden Offices are provided with long-lasting oak laminate flooring as part of our standard packages, which comes with a 5-year manufacturer guarantee. We finish this with ready-primed timber skirting, ready for painting and decoration. Alternatively, we can fit your Concave Garden Office with a different flooring style or colour upon request.

Wall Construction:

We construct the walls of our Concave Garden Offices using the very best techniques and advance materials. These including:

18mm timber cladding
25mm x 35 tanalized timber to allow air circulation
Waterproof membrane
4”x2” c16 structural timber with acoustic insulation
Celotex rigid insulation
Plasterboard and plaster skim coat

The externals walls are clad in western red cedar timber, known for its durability and beauty. The warm red colour of the wood will gradually fade to a silver-grey shade over time, blending organically with the natural surroundings. However, there are treatments and coatings that we can add to delay this colour changing process and shield it from the effects of UV and sunlight.

The internal walls of your Concave Garden Office are plastered and skimmed to create a smooth finish ready for paint to be applied (please allow up to 2 weeks for the plaster to dry out fully).

Roofing System:

The roofs of our Concave Garden Offices are made from an energy efficient insulated panel system, finished with a weatherproof membrane.

Windows and Doors:

Our Concave Garden Offices come complete with French doors and a small side window as part of our standard package. These are available in a choice of frame colour, sizes, and shapes, and can also be upgrade to sliding or aluminium bi-fold doors.

Foundations:

Our Concave Garden Offices are built on a robust pile foundation. With this system we insert metal rods into holes dug at 1m intervals across the footprint of the structure and fill these with concrete for efficient load bearing. Your Concave Garden Office is then anchored to this foundation as it is assembled.

What’s included in a standard Garden Office package?

Our standard garden office packages include cladding in Western Red Cedar, full insulation, and pristine plastering so that the space is ready to paint. We include up to 1m of treated timber decking at the front of the building, 1.5m French doors with 0.5m sidelights, and a small 0.4m side window. In terms of electrics, the standard package includes four brushed aluminium electrical sockets, track light and light switch, plus a consumer unit and glass-fronted heater.

Is my Modern Garden Office under warranty?

All Modern Garden Office structures are covered by a robust warranty. We provide a 10-year guarantee against design and engineering faults, manufacturing and material failure, corrosion, and rot. Your doors and windows; flooring; electrical installations and appliances; heating units; television, telecoms and network connections; plus any other accessories, are protected by a one-year guarantee. These guarantees are effective from the date we install the building.

How long will my Modern Garden Office last?

How should I maintain the colour of the exterior cladding?

We choose cedar to clad our garden offices because of its natural hardiness and resilience against the elements. Unlike many other timber varieties, cedar doesn’t require any artificial treatment or maintenance, though we do recommend coating the cladding with Osmo UV-Protection Oil to enhance the natural colouring of the wood and help protect it from the sunlight. Over time the colour of the cedar will change, eventually settling at a beautiful silver-grey shade, but the UV oil treatment will help make this a slow and gradual process.
